Bee Cave City Council denies smoke and vape shop permit
Summary
The Bee Cave City Council unanimously denied a specific-use permit for RaveBox Smoke Arena, a proposed smoke and vape shop located at 3827 RM 620. City officials cited several reasons for the denial, including insufficient parking spaces, layout issues, landscaping concerns, signage problems, and unauthorized outside storage. The Planning and Zoning Commission had previously recommended denial. Joseph Yousefy, an investor with Prime Lodging LLC, expressed disappointment, stating he was initially led to believe the project would be approved and that the tenant had already invested in construction. City Manager Julie Oakley clarified that the initial application was incomplete, prompting a reapplication. Subsequently, the City Council passed an ordinance requiring all smoke and vape shops to obtain a specific-use permit. The council also scheduled a general election for May 2026 to fill expiring terms for Mayor Kara King and council members Kit Crumbley and Andrea Willot.
